CHICKEN COOP:
Rates: (subject to change)
$165.00 per night .  This goes for two to six or more people.  Bedwise, four is perfect as there are four full sized beds.  Six work because of the two hide-a-beds in the living room.  Anymore than six means someone sleeps on a cot on the  floor or in a recliner in the living room.

 

THE TACKLE BOX:

As of right now, the rate for the Tackle Box is $125/night for up to 5 people.  More than five and the rate jumps to $150/night. 

Pets: Pets are generally welcome here at the Coop and the Tackle Box with just a couple of stipulations:
1.  No Cats.  Sorry but I do not allow cats on the premises.
2.  Dogs are OK.  In fact, there are damn few dogs I have met that I didn't like.
3.  You must inform me that you are bringing your pets when you book.  Don't surprise me with them when you show up.  Unannounced pets are subject to a $25 per pet fee.
4.  You are responsible for any damage that your pet may cause.

Deposits/Guarantees:
1/4 of the total amount is due within 10 days of booking a reservation to guarantee the reservation.  The balance is due upon your arrival. Your reservation deposit can be made in the form of a personal check.  Keep in mind that all reservations are open until checks clear the bank.
Keep in mind that no reservation is guaranteed until I see the deposit.  "Money talks" is the name of this game.  If I don't have your deposit and some one else comes along with the money, you are out of luck.  It is important that you send the deposit ASAP after receiving your booking information.
I do require a $500 damage deposit that is due when you arrive.   I do not yet have credit card capability so the best way to handle this is to bring a separate check made out to me for $500.  img_0018At the end of your stay, if everything checks out, I simply hand you back your check.  No harm, no foul.  If there is a problem, then any damages would be deducted from the $500, and I will refund the balance (if any) within two weeks.  I'm aware that there will be wear and tear and accidents do happen.  A broken dish here or a broken wine glass there is not a problem.  If it is a "big ticket" item, then we have a problem.

Refunds/Cancellations:
I don't want to rip anybody off but, on the other hand, I don't want to be left high and dry because something came up in your life.  My policy is this:  If I can rerent the cabin for the time you had reserved, I'll refund your total deposit minus a $20 "pain in the #$$" fee.  If I can't rent it out, then, sorry, no refunds will be made.  This makes it important that you let me know ASAP if you cannot make your guaranteed time.  Also, it might be wise on your part to see if you can find someone to take your place.
